Our overall investment strategy and specialty is to look for and purchase distressed properties, B class properties, and vacant lots of land.
To fit our requirements, the properties we purchase must meet strict geographical requirements that show upward trending population and median income. Our target properties are single family homes, 2-4 unit multi-family buildings, small mix use properties, or 1-4 tenant commercial buildings in favorable zoning districts.
A large part of our business model includes vacant lots of land. We search for single lots in prime, established neighborhoods. We seek properties that can be subdivided, or that may have minor entitlement issues which can be remedied with minimal impact upon our efforts. We look for zoning to allow the construction of single or multi-family housing.
Once a property is found that meets our requirements, a field visit will be necessary to develop and implement a property business plan. Since a part of our approach is to identify properties that are off market, the field visit allows us to source deals and make determinations that will validate our due diligence that is completed during this phase. If these initial steps are advantageous, we will take all relevant business steps to identify the legal owners and secure the transaction. Our goal at this stage is to buy at least 25% under market value so there is instant equity in the property at closing.
Once we are able to close, we put our business plan into action and leverage our equity in the deal to begin renovations or development. Upon completion of the project we begin our exit plan in an effort to close all facets in a timely manner. Finally, we conduct an assessment of the entire process to identify lessons learned so such future issues are adequate addressed, while reviewing best practices so that we may implement them in future projects to streamline our efficiencies and all operations within the entirety of the project.
